The main site is on a piece of land approximately 300’ wide along Northampton Street extending to and including Bin Brook (about 400'). In addition the Benefice of St Peter has a stripe of land between Northampton Street and Castle Street (with an inn in the surrounded corner).

There is a low circular berm across the whole width of the site to protect it from floods. On the north side a short causeway connects the berm to the street for access and on the south-east side there is a (very deep) well in the berm and a pier extends all the way to the brook.

The main building is about 66’ x 33’ x 20+’ with two stories and a loft room. The Mercere House is to the west of it and most of the other buildings are to the south and east. Under the main building are three hexagonal rooms 27’9” on a side (1000’²). One is the portal room: the other two are the labs of the senior magi.

To the northeast (along Northampton Street) is housing; on the other side is animal grazing.

The base auras in the covenant are:

• Magic 3
• Divine 1
• Faerie 1

The Divine Aura doesn't quite overwhelm the Magic aura in the labs/portal room even on a Sunday; but does on major holidays.

The Faerie aura increases by 1 during the winter, and another 1 for anywhere where the ground is flooded. The berm and the enchantments on it stop the interior of the site from becoming flooded.

The edge of the level 3 section of the Magic Aura is currently the berm; the level 2 section extends about another 30 yards, and the level 1 section probably extents further but it is always swamped by either the Divine of the Faerie..

The only aura having any effect in the grounds of St Peter is Divine at a base level of 4.
